It is intended here to publish information about Planning Applications that may have a direct impact, in one way or another, on the village.

Basic information will be shown here; links to the appropriate pages on the Borough Council web site are also shown. All relevant documentation may be seen and downloaded from there - including comments from various members of the public, highways, water authorities, environmental authorities etc. Follow the links shown below for each of the developments to go straight to a particular application.

Note that information about Sibelco's plans to extend the Grandcourt quarry, including the Planning Application reference when it is made, may be seen here.

In mid May 2017 the expected planning application for the extension of Grandcourt quarry has yet to be submitted.

NEW APPLICATIONS -
May 2017

This application has been PERMITTED by the Borough Council.

An application for the change of use of the old Queensway Service Station on the A47 at West Bilney.
It is proposed to operate an online supplier of Do-It-Yourself materials.

At a meeting on 11 May 2017, the Parish Council APPROVED the application.
The Borough Council has yet to give final approval.

An application has been submitted by King's Lynn Field Archers to continue to use a disused quarry site. Full details of the application may be seen on the Borough Council website (Reference: - 17/00404/FM)
The site is a disused carrstone quarry that is being environmentally managed by the landlord (Peter Lemon) as it is reverting back to a natural state. King's Lynn Field Archers are the only users of the site.

Variation of a planning application - 10 new houses on the south side of Gayton Road.

(This application has been permitted).
An application has been submitted to the Borough Council for a variation to Condition 6 of the original planning permission for the erection of ten houses on the south side of Gayton Road.

Under condition 6 the original approved access plan 1956-02B is to be replaced with 1956-02C

5 December 2016. Environmental Quality has commented:-
No information has been provided regarding the building to be changed,
including its construction, what it was used for, if any structural changes are
going to be implemented. Therefore, I would request that the applicant/agent
is contacted and a Pre-determination questionnaire provided to being the
initial assessment of the application. Until such time as the questionnaire has
been received and reviewed I object to the application.

The barn is to be used for community, charity and private functions. These uses are consistent with and fall within Class D2 (assembly and leisure) of the Schedule of the Use Classes Order. It is
noteworthy that the Applicant has confirmed that the number of time the barn will be used per
calendar year for community, charity and private functions is unlikely to exceed 28
.

At a meeting on 28 November the Parish Council decided that there was insufficient information, regarding the intended use of a barn, on which to make a considered decision. The Borough Council would be advised.

Subsequent to the Parish Council meeting referred to above, and after all documentation had become available, Councillors agreed to approve the application.

Full planning application for the construction of a new 3 bedroom detached dwelling on land east of 32 Town Close, East Winch.
(Note. This application has been approved by the Parish Council; the Council believe it to be a good use of in-fill land providing a property which would be suitable for a young family. It is not out of keeping with the surrounding properties.
However, the Council is concerned about the size of the proposed property on the available land and its closeness to the boundary lines. There is also a concern that the existing drainage system may be insufficient to accommodate another dwelling and may need some additional work undertaken).
The above forms the Parish Council's response to the Borough Council about this application.

HOLLAND HOUSE - LYNN ROAD


Reference number is  16/00645/O    This application has been permitted

Outline Application: Proposed construction of new dwelling and garage following demolition of existing outbuilding
.

The intention is to build a new house to the west of Holland House, within the existing grounds.
At a meeting of the Parish Council on 14 April the Council elected to object to the application on the grounds of access onto the A47 being too dangerous.
However at a later meeting of the Parish Council on April 28th, and after further discussion and consideration, the Council reversed the earlier decision and approved the application.

THE OLD STATION HOUSE - GAYTON ROAD

A New application for Outline Planning has been submitted to the Borough Council.


It is proposed to build one property immediately to the south of The Old Station House - on the existing garden.

At a meeting on 14 April the Parish Council was informed that the Borough Council had refused the application on the grounds that it 'does not demonstrate that they control sufficient land to provide adequate visibility at the site access... detrimental to highway safety.....'. The Parish Council had previously approved the application.

GAYTON ROAD HOUSING DEVELOPMENT - PLANNING APPLICATION DOCUMENTS

Reference number is  15/01793/OM  This application has been permitted

There is an ongoing planning application to develop a site along the south side of Gayton Road. The application is to build ten properties along the stretch of road between the easterly end of the existing row of bungalows, that is from 'The Laurels', up to the boundary of the backs of the properties along Station Road.

HOUSING DEVELOPMENT - OUTLINE PLANNING APPLICATION



Reference number is  16/00070/O

This application has been permitted by the Borough Council.

A further application for Outline Planning Permission along Station Road - adjacent to Braemore - has been made to the Borough Council.

This matter was discussed at a meeting of the Parish Council on February 4th.









During the meeting which was attended by 10 members of the public, views concerning access to the site, environmental problems in association with drainage, the suitability of bungalows

 rather than houses for the site and other concerns were expressed.

It is expected that the Parish Council will object to the application on access and environmental grounds.

A further application has been made with regard to numbers 7 and 8 Station Road.


Planning permission had previously been given for the renovation and extension of the property with the aim of providing two domestic properties.

A new application has been submitted for the demolition of the existing buildings and the construction of two detached properties.
